This fine home does require a little attention internally and is waiting for the next generation to make it their own and reach its full potential. The size of plot ( 0.24 Acre - or thereabouts) would allow for further development of the property with the relevant planning permissions being obtained.

Highly Recommended’ for ‘Best Architectural Practice’ at the Scottish Home Improvement Awards 2023. In dealing with Barry from the point of my first phone call, I can only say that is has been a pleasure. Not only have I saved a lot of time in the design/approval process, I feel I have someone who is more than willing to go above and beyond and assist with anything required (especially the uneducated questions from people like myself). Pleasure to deal with and would 100% recommend him to friends and family undertaking similar work. The accommodation is formed over two levels, extending on the ground floor to large front porch, a welcoming entrance hallway (with WC), generous lounge, a separate dining room with access to the family room and rear sun terrace beyond, a fitted kitchen with an array of wall and floor units that lead to the rear porch.. An additional fourth bedroom or study completes the lower accommodation. The upper floor provides three sizeable double bedrooms and three-piece family bathroom. Can not recommend Barry at FK1 Design enough. We approached him for help with drawings and building warrant application to redesign our kitchen / utility / dining room space. Bring clueless to process, Barry guided as through it all and made it incredibly easy. Really easy to speak to and ask all those stupid questions you have! Very efficient at updating us at each step. Can not recommend enough and would use Barry’s services in the future without doubt.
Barry was a highly professional gentleman to work with. He was approachable, personable and kept us informed at every stage of the process. I would highly recommend FK1 design.Barry has provided a first class, professional service for a project which required removal of an old conservatory and the new build of an extended porch. He has taken us through the whole design and planning process, liaising with planners and structural engineers, to coordinate submission of the necessary documentation for issue of a building warrant. He has maintained close communication throughout and his responses to queries have always been timely.
This property is in an idyllic location with easy access to local amenities, train station and direct motorway links to Edinburgh and Glasgow.Barry did plans for our renovation work and extension. I would highly recommend him to anyone. He listened to what we wanted but also had some great ideas. His timescales for doing the work were great and he responded to questions from the council about the applications immediately. Friendly guy and very professional. Barry assisted us with preparing our garage conversion drawings and dealing with the council throughout the whole process. He was very professional and dealt with everything very efficiently. We would absolutely not hesitate in recommending Barry to anyone. Excellent service and advice from start to finish. Greatly assisted our early planning and home building works project before, during and after completion. Processes with structural engineer and local authority were seamless. Highly recommended Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. We are delighted with the new space and would have no hesitations asking Barry to do any future work. Barry at Fk1 Design was recommended to me and I would recommend him further. He was helpful and knowledgeable and made the whole process from start to finish as easy as possible. If there was a question to be asked, he would reply straight away. Would highly recommend! We really love the sunroom design and enjoy the space of the open plan kitchen.
