About this deal

This transformation has been carried out by contractor Galliford Try and an army of specialist subcontractors. “Because of the size of the project and complexity of the schemes, we have had three or four specialists working on the heritage schemes and several conventional decorators as well,” explains Simon Frawley, Galliford Try’s project director. This project has been a game of two halves for him. Conversion of the top four floors into apartments was completed in May 2009. Since January 2009, Frawley has been concentrating on the hotel, where the changes have been much more restricted. Getting plumbing into the apartments was difficult enough, but air-conditioning requirements meant space had to be found for bulky ductwork and plant. “Integrating the services and running these around the building has probably been the hardest part of the project,” says Frawley. Minimising ductwork and pipe runs was a key strategy, so plant is dotted around the building to be as near as possible to where it is needed: in the basement, on the roof of the new 207-bed extension, and in the roofspace of Barlow House, which connects the original hotel to the extension. Air-handling units have been hidden behind ceilings, services distributed vertically using the original lift shafts and false ceilings hide the horizontal runs. In many rooms a modern-looking pod houses the bathroom. There are lots of great things going on, but I’m not sure there is a great communication strategy behind it that says ‘this is how we get the whole industry involved in this’. The new plan also meant the design team had to design the lower parts of the building much earlier than planned. We had to put lavatories in, and the plumbing and ventilation, but where in hell do you put all that stuff?

N2 - In this chapter, we explore the significance given to the management of (dis)abled bodies within the field of Paralympic Sport. At the outset it is important to state that we use the prefix “(dis)” connected to the words “abled” and “ability” to make it clear the that we celebrate that the practice of high-performance sport is about embodied physical capital, and, while the public and policy maker alike often fail to see the sport because of the disability (see DePauw 1997), we see the pursuit of physical betterment as a product of ability. It is our aim to undertake a critical examination of the International Paralympic Committee’s (IPC) management of (dis)abled bodies. We are particularly interested in the IPC’s classification process that impacts upon the athletes and shapes their participation within the Paralympics. The Paralympic classification process has three stages:1. Does the athlete have an eligible impairment for this sport? 2. Does the athlete’s eligible impairment meet the minimum disability criteria of the sport? 3. Which sport class describes the athlete’s activity limitation most accurately? Small areas of paint had been removed but further investigation revealed hand-painted birds (right) forming part of the pattern. The original decoration had been varnished, which made it easier to remove subsequent layers of paint. Despite this the paint has to be scraped off using a scapel, which is a time-consuming job. Solvents are used to remove the varnish. Finally, additional detail is painted on by hand. Humphreys says it took a total of four months to do the job, with eight people working in the corridor for two months on the painting.

The building had been empty for God knows how long and British Rail had sacrilegiously beaten up the details,” says Mann. “For example, it had bashed holes in the fibrous plaster ceilings to put in hangers for suspended ceilings. All this made it quite difficult to ascertain what was behind the changes, which made it difficult to design.”

Galliford Try was meant to have finished last November, but these delays mean it will still be in the building when the first guests arrive. “Rather than finishing and handing over to the furniture, fixtures and equipment team, we are overlapping with their work and the client,” explains Frawley. “It allows us to work later in areas that should have been completed earlier.” Handelsman had to finish the critical services that interfaced with the station before it opened in November. He also wanted to avoid delaying the chambers. This is when Galliford Try entered the picture. “We were recommended to Harry, so he engaged us on a short-term basis to do the works needed for the station,” says James Armitage, managing director of Galliford Try Construction’s southern division. “Then our role gradually expanded.”St Pancras station consists of a railway shed designed by engineer William Barlow, completed in 1868, and the Midland Grand hotel designed by George Gilbert Scott and completed in 1876. When the hotel opened it could accommodate up to 300 guests in 228 bedrooms. With the review done, a major change was made to the phasing of the programme to enable the apartments to be handed over a year earlier than planned. Laing O’Rourke was going to refurbish the building floor by floor, then hand over the whole building. The new strategy was to refurbish in vertical sections working from east to west. This meant staircases and lifts would be completed, allowing residents access to the apartments on the upper floors. The fire escape strategy needed modifying so two staircases would be available when the first phase was handed over. We’ve been having this with the Terminal 2 car park, which Laing O’Rourke built largely in a factory and it is beautiful. We started with a more traditional design, Laing O’Rourke won and had to redesign it and probably didn’t have enough time. It worked eventually, but it was much harder than it should have been.” Leinster were 12-point favourites before the teams were named yesterday and that handicap has been pushed out to 15 after the match-day squads were known. Since its closure, the building has been threatened with demolition twice, turned into drab offices, then closed down and left to rot in the late eighties after the owner, British Rail, could not renew its fire certificate.

We are the supply chain – that is one of our unique offerings,” she said. “We are a direct-delivery business.” I think the whole risk profile and the way that is spread in contracting terms will have to change” Simon Frawley, Sir Robert McAlpine Obsolete as a hotel, and with no plumbing worthy of the name, high ceilings, walls galore and chimneys running everywhere, it was pretty useless when it came to be used as an office building too.We cannot tell you what a life saver the hand wash station has been. It has given all of us so much protection and confidence to carry out our work during this difficult time. Thank you.” Most of the birds were “tired”, according to Humphreys, so a decision was made to conserve two and recreate the rest. The birds were traced and scanned into a computer. From this, an elevation of the decorative scheme could be created. The computer can also be used to control cutting equipment to slice through the self-adhesive plastic film used as a stencil. Here, Building exclusively reveals the first images of the completed apartments, and the story of how this London landmark has been revived.

So in seven high profile areas, rooms are being painstakingly restored to their Victorian splendour right down to their fixtures and fittings. One ceiling in what will be a private dining room is demanding three months of specialist painting. Elsewhere heritage issues are managed by installing en-suite bathrooms as pods that simply sit in the corners of rooms. Bill Addington on New ICE President Anusha Shah wants to drive a nature based solutions agenda during her year in office: ‘I applaud our new President's desire, in line with her recen... ‘ While Caelan Doris and friends may look at their erstwhile obliging rivals differently, it’s more important that Munster view themselves in a different light. Rubbish is the only thing that has left the building; everything else is being repaired or reused. For instance, all the floorboards were taken up and planed down to a uniform size before being reused. Doors have been lightly rubbed down and repainted and windows have been repaired. The big saloon that will become the hotel’s presidential suite is being used as a workshop for this purpose. Blacc director Richard Crosby added: “I completely agree with that. I think the technology is there and the supply chain is there. It’s about the will of people to think differently.” ‘Too much waste’Garry Ringrose, a late withdrawal from the Italy game with a calf injury, sat out last week’s training match against Richie Murphy’s Ireland under-20s side at the Aviva Stadium. James Lowe also watched from the sideline, while centre Stuart McCloskey and prop Cian Healy did some individual work while the game went on. English Heritage’s philosophy was clear - either restore exactly as was, make any changes reversible, or simply cover over what is there.
